·       Inspect the door twice a year

Check the overall performance of the garage door. Does it sound louder when it is opening/ closing than normal? Does it move smoothly or does it jerk a bit? If it shows these signs or other abnormal things, it may be time for a garage door service.

·       Examine door hardware

Make sure no bolts or hinges are loose, if they are loose, tighten them. See if your lift cables are rusted or have broken strands. If they look worn, call for a service.

·       Service the chain or belt

Properly lubricate any metal parts to prevent corrosion. Adjust the adjustment bolt to ensure there is proper tension on the chain.

·       Service the seals and springs

The garage door seal not only prevents the elements from getting in but it keeps out animals and vermin. Replacing this every once in a while will help protect your garage and the valuables that are kept inside. Also, apply penetrating oil to the torsion spring liberally to help keep it functioning properly and rust-free. Do not wipe off excess oil.

Unplug your garage door opener and try to open it with the wall button. If it does not open, you need to replace your backup battery. When doing this, it is wise to replace the remote batteries and the garage door opener light bulbs.

·       Fix stuck wheels

Reduce the friction between the door and the track by adjusting the door tracks. Then loosen the nuts that hold the door frame brackets and you will have some room to play with.
